Pre-Purchase & Project Phase Inspections

Costa Rica’s tropical climate and unique building styles require a specialized eye. We provide thorough, on-site inspections designed for homes and commercial properties in coastal and jungle environments—because what works in the U.S. or Canada might not hold up here.

What's Included in Your Inspection?

3-4 hour detailed inspection - includes photos and a full written report.
Structural Integrity Review – Foundation, walls, roofing (especially longer rooflines for shade), framing—including renovations and any signs of improperly altered load-bearing walls.
Electrical & Mechanical Systems– We inspect wiring, panels, outlets, switches, water pumps, HVAC (where present), and backup power systems.
Moisture & Mold Assessment – Critical in Costa Rica’s high-humidity environment. We check for signs of leaks, drainage problems, ventilation gaps, and mold growth.

Shading & Airflow Considerations - We assess passive cooling potential through airflow, window placement, and vegetation-based shading—important for comfort and efficiency in tropical climates.

Permit & Code Compliance Check – Especially during renovations—we’ll flag signs of unpermitted work or structural changes that may affect long-term safety.

Maintenance & Safety Recommendations – We highlight priority fixes, long-term upkeep strategies, and potential hazards—so you can move in or start building with confidence.
