General Home Inspection Questions

What is a home inspection, and why is it important?
A home inspection is a detailed assessment of a property's condition, identifying potential issues before purchase or sale. It helps buyers make informed decisions and can prevent costly surprises. 

How does a home inspection in Costa Rica differ from one in North America?
Costa Rican homes often use different materials and construction methods suited for the tropical climate, and there may be fewer formal building codes in some areas. Inspections here focus on issues like humidity, drainage, and pest damage. 

What does a standard home inspection cover?
A standard inspection includes structural integrity, roofing, electrical, plumbing, HVAC, foundation, windows, doors, drainage, and signs of moisture or pests. 

Costa Rica-Specific Home Inspection Questions

Are earthquakes a concern in Costa Rica, and how does that affect home inspections?
Yes, Costa Rica experiences seismic activity. Our inspections assess structural integrity and check for cracks or weaknesses that could indicate earthquake damage. 

How can I ensure my home has proper ventilation?
Proper ventilation is key in a humid climate to prevent mold and structural decay. We check airflow, ventilation openings, and recommend improvements if needed.

Are there common problems with plumbing or electrical systems in Costa Rica? Yes. Often, P-traps and proper venting are missing in plumbing systems. For electrical, the panel size is frequently smaller than needed, which can result in double-tapped breakers.

Do you inspect swimming pools?
No, I recommend retaining a reputable company that specializes in pool repair and service to inspect pools for structural issues, leaks, and the condition of pumps and filtration systems.

Can you check for hurricane or storm damage?
Absolutely. We assess roofs, drainage systems, and exterior structures for signs of damage from extreme weather. 

What should I look for in an older home in Costa Rica?
Older homes may have outdated electrical wiring, plumbing issues, or foundation concerns. We conduct specialized inspections for older properties.

What types of home inspections do you offer? 

Pre-purchase, pre-sale, maintenance inspections, and project phase inspections.

Can you check for structural issues in older homes?
Yes. I note any structural concerns in the report. In some cases, a structural engineer may be needed to assess the severity and provide a qualified repair recommendation.

Do you offer termite or pest inspections?
I provide basic observations but recommend a certified pest control expert for full inspections.

Is water quality testing included in the inspection?
No.

Can you inspect solar panel systems or off-grid setups?
No.

Legal & Documentation Questions

Do home inspections include a legal property title review?
No. This is performed by a lawyer through a formal title search.

Will the home inspection report help me negotiate the purchase price?
Yes. Based on the findings within the inspection report, buyers can often use the results to negotiate the sale price.

Can you check for liens or other legal issues with the property?
No. This is handled by a lawyer as part of the title search process.

 

Are there local or municipal building codes I should be aware of?
Yes. In Costa Rica, all construction projects are overseen and signed off by registered architects and engineers (mechanical, electrical, etc.) certified by the CFIA. At the end of a project, there should be an inspection book signed by all disciplines, along with progress photos documenting the construction. Unfortunately, many new homeowners are unaware of this and are not provided proper documentation for their property.

What happens if the property has unpermitted construction?
The buyer has the option to purchase the property “as is.” However, it is strongly advised to have the seller complete the necessary steps to obtain a valid building permit.

Can you confirm if a home meets earthquake safety standards?
No. This would be determined at the time of construction, based on the design and site review by the structural engineer on record.

How do I verify that the land and home are properly registered?
A lawyer will provide this verification through the property’s title and registry documents.

Post-Inspection Questions

How do I prioritize repairs after an inspection?
We categorize issues by urgency, helping you decide what must be addressed immediately and what can be scheduled for later.

What should I do if the seller refuses to make repairs?
You can negotiate the purchase price or request a repair credit. We can provide documentation to support your negotiations.

Do you provide services in remote areas?
Yes, we travel to remote locations, though additional travel fees may apply. 

Can I request an inspection before making an offer on a home?
Yes, a pre-offer inspection can give you a better understanding of the home's condition before committing. 

What happens if I need an inspection urgently?

How do I schedule a home inspection?

How far in advance should I book an inspection?
Typically one to two weeks in advance.

Do you offer same-day or emergency inspections?

Is a deposit required when booking an inspection?
No.

What is your cancellation or rescheduling policy?
We can reschedule at no additional charge with at least 48 hours’ notice before the inspection date.

Do you offer discounts for multiple property inspections?
Yes.

Do you work with real estate agents, lawyers, or banks?
We work for the buyer, but are often referred by real estate agents.

Can I request a custom or partial inspection?
